Body Corporate Committee’s (BCC) need a committed building manager that understands the requirements of their site on a day-to-day basis and can provide a service that not only meets but exceeds the expectations of owners, residents and guests.
Services which can be included but are not limited to:
Common Area Cleaning;
Pool cleaning, testing and maintenance;
Grounds Maintenance, Horticulture and Landscaping services;
Establish and maintain all relevant administration, registers, records and databases;
Create & maintain a register of all plant and equipment, keys & consumable stock;
Provide a 24 hour, 7 day a week response to emergencies;
Prepare and manage a Programmed Maintenance Schedule;
Weekly inspections of all common areas, plant and equipment and address any issues efficiently
This will be done by:
• Obtaining quotes
• Present quotes to BCC for approval
• Liaising with chosen contractor to have works completed
• Manage contractor and maintain records of contractor indemnity and provide site induction
• Ensure all works are carried out in a timely manner and to specification
• Keep a log of all maintenance carried out and maintain warranties register
• Certify/approve all contractor invoices, issue to the Strata Manager for payment
Provide Monthly Building Management Report, outlining all works complete or in progress;
Review and manage all existing contracts and scope of services to ensure the Body Corporate Committee is receiving cost efficient services and ensure that any such contracts in force are carried out in accordance with their terms;
Arrange any new maintenance contracts as required by the Body Corporate.
This will be done by:
• Liaising with BCC to outline requirements and required specifications;
• Assisting with the drafting of appropriate tender documents;
• Obtain quotations to provide these services;
• Meet with BCC to present contractor responses;
• Assist BCC with preparing and reviewing contract.
Monitor compliance with the by-laws by Lessees and occupiers (including their guests and invitees);
Comply with all fire safety and workplace health and safety laws and regulations;
Prepare Risk assessments and incident reports as required under WPH&S Act;
Supervise the movement of furniture, equipment and fittings into the building, including installing and removal of the lift curtains;
Presentation to Lot Owners at periodical Committee Meetings, Annual General Meetings or Extraordinary General Meetings, as required;
Regular attendance to scheduled progress and performance management meetings with the nominated representative of the Body Corporate;
Building manager services can be offered on a full time or part time basis, depending on the size of your site and the requirements of the Body Corporate Committee. We can tailor a solution to meet your needs and budget.
